
Access Statement For The Gables Guest House
Introduction
Situated close to the town centre, seafront, bus and railway stations, The Gables offers 5 guest rooms of a high standard. Our bedrooms are situated on the first and second floors and are therefore unsuited for people with limited mobility.
Pre-Arrival
• Located on a corner site, opposite St Johns Church, where we have two parking places, The Gables is in a prominent position in this charming Edwardian resort. Just five minutes from the bus and railway stations, we are easily accessed by foot or car. Drivers can find us by following the signs for West Avenue Car Park.
• We have a dog and two cats and are pet friendly, therefore unsuitable for persons with animal allergies.

Arrival & Car Parking Facilities
• Guests are invited to arrive at a time convenient to themselves, rooms are usually available from mid-day.
• Guests expecting to arrive after 6.00pm are requested to inform us to ensure they are greeted on arrival.
• On street parking is available all year in Rutland Street and is restricted in West Avenue during the Season and drivers should check the signs where yellow lines are situated.
Main Entrance & Reception
• The Gables is accessed from Rutland Street, with a 10 cm step from the pavement to the path, and 2.7m to the front door which has a 17cm step. The door bell is situated on the left hand side 1.2 m from the floor.
• The front door opens to the right leading into a small hall with the dining room to the right.
Public Areas - General (Internal)
• There are two identical flights of stairs leading to the first and second floors. There are 8 steps 18cm high and 25cm deep by 85cm broad, then 3 steps angled to the left with a final step to a small landing. To the left are 4 steps leading to another landing, L shaped 2m x 2m. To the left is room two and to the right is room one. The second floor is identical with the landing leading to room 4 on the left and room 3 to the right.
• From the small landing on the second floor to the right is access to room five, with four steps leading to a door which opens to the right and a passageway 3.75m. At the end of the passage is a door to the front opening to room 5 and to the left, to room 5a.

• The dining room is accessed from the hall, the door opening to the right. There are three oblong tables each with four chairs. The first table is situated immediately behind the door, the second table is to the right in a bay window and the third is ahead and slightly to the left in another bay window. To the left of the room there is a fireplace in the middle of the wall with a bookcase in the alcove to the left of it and a dresser in the right alcove. At 90 degrees to the dresser is a cold table. Cereals and dried fruit are placed on the dresser at breakfast and milk, fruit juices and fresh fruit and yoghurt are on the cold table.

Bedrooms
• Bedroom One. The door opens to the left and on the left is a single room, the bed on the left and a wardrobe to the right.
• Ahead is the double bed, to the left is a sliding door, opening to the right, leading into the en suite. To the left is the pedastal sink, to the right the wc and ahead is the bath with shower over, situated to the right.
• To the right of the bottom of the bed are two chairs, chest of draws with courtesy tray, and television.
• Room two has a door opening to the right with the double bed on the right, two chairs to the left and chest of draws with courtesey tray and television. To the right is the door opening to the right into the en suite. To the left is the wc, ahead is the sink and to the right is the shower, The shower door opens to the right, towards, and the shower unit is on the right. A built in seat is to the left. To the left of the bed at the headboard end is the built in wardrobe.
• Room 3 has the door opening to the left. The en suit is to the right, 2m into the room.
• Room four has the door opening to the right with the double bed behind. To the left is the wardrobe, ahead to the left is the chest of draws and adjacent is the door, opening to the right, of the en suite. To the left is the basin, alongside is the wc and to the right, behind the door is the bath with the shower over at the far end.
• Room five is a twin room with the door opening to the right. In front is a single bed with the other alongside with a bedside table between. To the left of the door is a chest of draws, then the door to the ensuit and the wardrobe against the left hand wall. Alongside is a small table with the courtesy tray. The en suite door opens to the left with the showere behind, the door opening to the left and the shower on the right. Ahead is the basin and to the right the wc.
• Room five a opens to the right and on the left is a single bed which can be made into bunk beds. There is a small chest of draws at the far end to the left and a stool to the right.

Future Plans
• During November 2007, Room three is being converted into a luxery four poster bedroom with steam hydro massage shower.
• During winter/spring 2007/2008 the garden area to the left of the front door will be turned into a patio area for guests.
